USA has sort of cooled in certain sectors, but the property prices in some areas are not dependent on manufacturing data or the state of the economy and Las Vegas Real Estate Investment is one of these areas.  There have been several reasons for this and two reasons will be cited. 

Firstly, Las Vegas Real Estate has always banked on its ability to bring in the tourist crowd largely drawn in by the large number of visitors going to Nevada to gamble.  This has caused property prices both inside the state and near the state boundary lines to increase.  The number of tourist arrivals are also on the increase due to the opening up of the China Market with many Chinese tourists starting to flock to Las Vegas to spend some of their newly found wealth.

Secondly, Las Vegas is home to one of the largest air bases in the country which has a large number of employees under the Federal Government.  Nevada being a nice and dry desert is an excellent place for an air base due to its dry arid atmosphere.  This community of past, present and future employees also means that rental prices in the vicinity will and have always remained quite constant.

In recent years, the Nevada state government has tried to attract non gambling companies and industries into the state and there has been an increase in the number of non-gambling manufacturing companies largely lured there by the tax-free status of the registered companies over there.  The usual adage goes along the lines of looking a property that is around such business centres and rental yields will go up in response to such demand by factory workers and other related services which need commercial property to locate in.

Local government spending has also focused on bringing the human traffic back to Nevada city which in recent years been drawn to the area called the strip.  Property Investors in the area would therefore want to take a look at properties in this area if the revitalizing of the city is successful.  Investing in the line of progress is excellent in this respect and spending some time reading and examining the city plans for redevelopment may mean that you can make more money with your real estate investment in Las Vegas.

Property Investment in Las Vegas is thus a good place to start investing and the latest investment vehicles in the area include serviced apartments which are situated next to some of the most famous casinos in the area.  Such properties provide good rental yield and income for the longer term and with leverage, your return on investment looks quite good.

Thus Real Estate Investing In Las Vegas looks like and increasingly good deal due to the "Casino Effect" and can act as a hedge against other states which are dependent on the broader economy.
